How the listed REIT market divides

  • The largest ten listed REITs hold 40% of listed REIT assets, and the 50 in the table 78%, according to SEC data. The smallest of them reports $10.3 billion.
  • Mortgage REITs, which lend or buy mortgage securities rather than own buildings, carry large balance sheets on borrowed money and rank high on this measure.
  • 10 of the REITs in the table had not filed the latest quarter in the SEC's data, so their figures are from an earlier quarter, as the date column shows.

What this means for technology buyers

A REIT at this scale runs investment, property and lease systems across thousands of assets. These guides compare the options:

How this list was built

The universe is every company EDGAR files under the real estate investment trust industry code whose shares trade on a US exchange. Total assets are the figure each reported in the SEC's XBRL financial data at its latest quarter-end. Where a REIT's newest quarter is not yet in the SEC's frame, which happens to some that file jointly with their operating partnerships, the quarter before it is used and the table says so.

Limits

  • Listed REITs only. Non-traded REITs, which register with the SEC and sell shares directly to investors, are left out even when they are larger than most listed REITs.
  • Book value, not market value. Property is carried at cost less depreciation, so older portfolios look smaller than they would at market prices.
  • Equity and mortgage REITs together. The ranking does not separate REITs that own property from those that hold loans and securities.
  • Dates can differ. Each row shows the quarter-end its figure comes from.
  • Not every company in the REIT code is a REIT. A real estate developer that EDGAR files with REITs but that is taxed as a corporation is left out.
