‡ Some of this lender's loans are set apart and not counted: each is larger than $2 million per unit at the top of the unit range its FFIEC HMDA record reports.

Set apart as a whole: Everwise Credit Union, which reported 11 multifamily loans totaling $5.1 billion according to its HMDA filing with the FFIEC; 7 of its 11 multifamily loans are above the per-unit cap, and the other 4 average $465 million, eight times the largest lender's average. Banks and nonbanks

Nonbank lenders made 48.8% of multifamily dollar volume in 2025, and banks 48.2%, according to HMDA data. In multifamily lending, nonbank covers mortgage companies, life insurers and other lenders that no bank or credit union owns. A lender's type comes from the FDIC's and NCUA's records first, then the FFIEC's own codes, as on the bank and nonbank mortgage share page.

What this means for technology buyers

A multifamily loan is underwritten on the property's income, so the lenders on this list work in commercial real estate systems rather than home-loan ones. These guides compare the options on each side of the loan:

How this list was built

The universe is every institution in the FFIEC's public HMDA loan-level file for 2025, from the snapshot edition, and for 2024, from the one-year edition: the newest the FFIEC has published for each year, which is what its Data Browser serves. A loan is counted when it was originated and its dwelling category is multifamily, site-built or manufactured. Each year's count and amount match the FFIEC Data Browser's national figures, and each lender in the table matches its own Data Browser figures.

14 loans worth $7.1 billion are set apart rather than ranked, according to HMDA filings: each is larger than $2 million per unit at the top of the unit range the file reports for it. One lender is set apart as a whole, as the note under the table says. Shares are of the volume that remains.

Limits

  • HMDA reporters only. A lender below Regulation C's reporting thresholds is absent, and so is a loan Regulation C excludes, such as temporary financing like a construction or bridge loan. Loans sold to Fannie Mae or Freddie Mac count under the lender that made them.
  • Filers, not groups. Affiliated filers are not combined.
  • Amounts are rounded. The FFIEC's public file reports each loan amount at the midpoint of a $10,000 band, so sums are close to, not exactly, what lenders lent.
  • Filed figures can be wrong. Loans large enough to be keying errors are set apart, by a rule that can miss smaller errors.
  • One year. The 2025 figures are the FFIEC's snapshot, its first edition; a year of resubmissions can change them slightly.
